Short-let linen in London: wash your own, hire, or do it on site?

By Linen Room. Updated 18 October 2026.

Most London short-let hosts end up choosing between three options: washing linen in the flat between guests, paying a linen hire company to supply and launder their stock, or owning their linen and using a laundry service to wash and press it. Washing on site is cheapest in cash but slowest and riskiest for turnarounds; hire is simplest but you sleep guests in shared stock; owning and outsourcing the wash keeps your own bedding at a predictable cost per changeover.

Key facts

  • Three options: wash on site, linen hire, or own your linen and outsource the wash.
  • Standard par level is three sets per bed; four if you turn the same bed over more than three times a week.
  • Entire homes in Greater London can be let short term for up to 90 nights a year without planning permission.

Option 1: wash on site

Works for a single flat with long stays and a washer-dryer. It falls apart with back-to-back bookings: a double set and towels take most of a cleaning slot to wash and dry, and linen left damp in the machine is the usual cause of guest complaints about musty sheets.

Option 2: linen hire

A hire company delivers clean sets and collects dirty ones, using its own stock. It is simple and scales well. The trade-offs are that you do not control the quality or feel of the sheets, stock can vary from delivery to delivery, and contracts often have minimums.

Option 3: own your linen, outsource the wash

You buy the sets once, at the quality you want, and a laundry washes, presses and returns them bagged per bed. Your cleaner swaps a dirty bag for a clean one. Our service works this way, from £16 per bed per changeover, with a 48-hour turnaround on a regular collection day.

How many sets per bed you need

The standard is three sets per bed (a par level of three): one on the bed, one at the laundry, one in the cupboard. If you turn over more than three times a week on the same bed, or your laundry collection is less frequent, go to four.

Towels follow the same logic: three sets per guest the property sleeps.

A note on London rules

Entire homes in Greater London can be let as short-term accommodation for up to 90 nights in a calendar year without planning permission for change of use. Above that, you need permission from your borough. Check your borough's guidance and your lease or mortgage terms before you scale up.

Questions

Good to know

How much does Airbnb linen laundry cost in London?

It varies by provider and by what is included. Ours is £16 to £22 per bed set (a duvet cover, a sheet and two pillowcases), washed and pressed, plus £2 per towel, with a £60 minimum per collection.

What is a linen par level?

The number of complete sets you own per bed. Three is the usual minimum for short lets: one on the bed, one being washed, one spare.

Should sheets for short lets be white?

White is the norm because it can be washed hot and looks clean in photos. It also shows stains, which is why hot washing and pre-treatment matter.
